Residential Seller's Property Disclosure Statement - SPDS

The Residential Seller’s Property Disclosure Statement (SPDS) as drafted by the Arizona Association of REALTORS® has been designed to assist sellers of residential properties to disclose information and material facts about their property. These disclosures are required by statute and protect both the sellers and the buyers. Sellers should answer all questions as thoroughly and truthfully as possible. Keep in mind that the non-disclosure of a fact could under certain circumstances be the same as saying that it doesn’t exist. Sellers should also attach copies of any available invoices, warranties, inspection reports and other relevant documents. Your REALTOR® will provide and explain the forms to you, but you, the seller, have to fill out and complete the form.
