Real Estate markets are unique, no two are alike. The same applies to residential properties. As a service to Indiana residents to help them better understand how their local housing market for existing single-family homes is performing, the Indiana Association of REALTORS®, (IAR), is posting Real Estate Market Reports on their www.IndianaIsHome.com web site. Mark Brown, Sr. VP Finance and Research for IAR in Indianapolis has spearheaded this valuable program.

Home Staging : Designing to Sell

Home staging has become an important element of our home marketing process. We have found that some simple staging can make a significant difference in a home’s appeal to potential buyers. Studies have shown that staged homes sell faster than unstaged ones. Some simple staging suggestings include the deep-cleaning of carpets, rearranging & removing furniture, decluttering, and sometimes changing colors. If the home is vacant, add some furniture. Don’t forget the outdoor area of the home to enhance its curb appeal. For more ideas and a professional’s insight, call Ann Beeching of Designing to Sell at (260) 486-0635.

Home Buyers Warranties

We always recommend to our clients that they should consider purchasing a home warranty when buying or selling an existing home. Home warranties cover normal wear and tear for major systems and major appliances. Although they usually do not cover pre-existing and lack-of-maintenance problems, they offer valuable protection as a complement to your homeowners insurance. When reviewing a warranty take a close look at the coverage and cost of the policy & the deductibles, as well as the cost of options. Be sure that you obtain R410A Air Conditioning coverage. Katy would be glad to answer any questions you might have about home warranties. You can reach her at: KTorgerson@2-10.com. For details on the EPA mandate regarding HVAC equipment go to www.R410ASolutions.com.
